Frequently asked questions about the mortgage payment calculator
What is a mortgage payment calculator?
A mortgage payment calculator estimates the monthly installment of a home loan from the property value, the down payment, the term and the interest rate. In Chile this installment is called a dividendo. It helps you see how much you would pay each month before asking a bank for an official quote.
How is a mortgage payment calculated?
The mortgage payment calculator uses a fixed installment (French amortization): payment = loan × i ÷ (1 − (1 + i)^−n), where i is the annual rate divided by 12 and n is the number of payments. At first most of the payment covers interest; over the years, a growing share pays down the principal. Insurance is added on top.
Why are mortgages in Chile calculated in UF?
Most Chilean mortgages are set in UF (unidad de fomento), a unit adjusted every day for inflation. The payment in UF stays fixed, but its value in pesos changes with the UF. The mortgage payment calculator shows both amounts using today’s UF. You can convert UF to pesos with our currency converter.
What does the monthly payment include?
The payment includes amortization (the part that reduces the debt), interest and the insurance tied to the loan, such as life (desgravamen) and fire and earthquake cover. The mortgage payment calculator keeps them separate: if you leave insurance blank, it shows only the loan installment.
How much down payment do I need?
It depends on the bank and on your credit assessment. Try different percentages in the mortgage payment calculator: a larger down payment lowers the loan amount, the monthly payment and the total interest.
Is a longer or shorter term better?
A longer term lowers the monthly payment but raises the total interest you pay. A shorter term does the opposite. Use the 15, 20, 25 and 30-year buttons in the mortgage payment calculator to compare both effects.
What is the CAE and why does it matter?
The equivalent annual cost (carga anual equivalente, CAE) is a percentage that combines the interest rate, insurance and loan fees. It lets you compare offers from different banks, because two loans with the same rate can have different total costs.
Is the mortgage payment calculator free?
Yes. The mortgage payment calculator is free, needs no sign-up and runs in your browser: your data is not sent to any server. The result is for reference only and is not a loan offer or financial advice. Find more data and guides in the Finance section.
